STORMWATER – BEACON HILL

After the heavy rain earlier this year, it became clear the stormwater system wasn’t performing as it should. The property experienced flooding, and the on-site detention tank wasn’t draining.

While attempting to clear the line, we discovered the existing pipework didn’t match the approved stormwater plans, so a new solution was required. The system was rerouted, directing water into a charged line connected to two new pits, along with the installation of a grated drain to better capture surface runoff from the driveway and lawn areas.

All pipework and concrete were repaired and tested, the site was cleaned, and the lawn was returfed. The stormwater system is now fully operational and functioning as intended and looks like we were never there. #deewhyplumbers #stormwater #drainage

After inspecting the stormwater drainage along the side of a home at Bayview, we found the existing system was severely compromised with several pipe joints dislocated, and tree roots had caused major blockages. To resolve this, we excavated the full 27-metre length of the affected line, working carefully near established trees and clearing out all roots throughout the trench. After installing new stormwater pipes and fittings and relining some pipe under a tree the backfilling was done to complete another successful job.

Drainage Upgrade - Dee Why

We just wrapped up a drainage upgrade at Dee Why. The old system connected to the granny flat was installed incorrectly, with sections separating and causing seepage, no fall causing constant paper blockages, the kitchen line was connected below the level of the gully water and the shower was lacking a trap, which meant that bathroom constantly smelled.

Our team excavated and exposed all existing lines, replaced and re-graded the drainage, and connected new pipes for the shower, kitchen, basin, and toilet. We installed a new overflow relief gully, linked it to the laundry tub and floor waste, and added and installed a trap for the granny flat shower.

Blocked Stormwater

What started as a smallish job to drain some ground water seepage from under a unit block has turned into a major job. We have found that the old clay pipe stormwater pipe is chockablock full of soil. This obviously hasn't been working for years and years and no doubt contributing to their rising damp issues. Every piece of stormwater pipe dug up revealed more and more dirt. Even the newish part was full. Sydney Rain Causing Stormwater Drainage Issues

With all the rain in Sydney in the last year there are all sorts of stormwater drainage issues being uncovered.

This customer has a small slope on his block and the water was collecting around the edge of the pool and the soggy grass was extending up the slope at least a metre out from the edge of the pool. If you trod on the grass at the edge of the pool your foot would be completely submerged by water. He was desperate to get this resolved.

We were able to run a slotted drain pipe around the edge of the pool to collect all the water that was pooling and divert it through to a pit so it could disperse in an area in the garden.

And what a difference a day has made. It has already drained the excess water away and the grass has dried out and started to firm up.

Kitchen Transformed from the 70s

Kitchen renovation in a small one bedroom unit in Neutral Bay.

Went from the original 70's kitchen to a fresh modern kitchen and even managed to squeeze in a 450mm dishwasher, moved the tap to a mixer, reran all the gas meter and pipes in the cupboard so that it didn't take up as much space and installed the new gas cooktop and separate oven. The owner was thrilled by the result and so was the new tenant.

This kitchen drain has been run by someone who clearly has no idea what they are doing and does not understand one of the basics of plumbing. The general rule of thumb is that all water drains away downhill. That is a big plumbing fail!

Burst Flex

Another day, another burst flex. Our Beacon Hill customers were lucky someone was home when this happened. We are now replacing the old stainless steel rubber inside flexible connectors with a new polyamide and pex flex which should mean that you don't get them rusting and bursting. It is highly recommended that you keep an eye on them and if you see any signs of rust you have them replaced quick smart. Failing that, they should be replaced every five years.

Drainage rerun under house

Our customers in Narraweena had a problem with a broken drain pipe under the slab of their laundry and was causing the wall to move. The team at DY Plumbers were able to come up with a solution that bypassed the damaged section of pipe. We were able to rerun the pipe under the house. This means we were able to keep it up off the ground and away from any tree root zones, it also eliminated the need for a more expensive option of digging or relining the existing pipe. What rats can do to your pipes

This is what it looks like when a rat eats through the bottom of the bath trap.

After going to investigate a leak through the ceiling into the kitchen below, we found a very large hole in the bottom of the trap. You can see where the rat has chewed through the pipe to get to the water inside. It is unusual through a trap, but we quite often find where they have chewed through the dishwasher drain hose.

No rat was found but I'm sure it has a terrible tummy ache.

Ok - this post comes with a gross warning to look away now if you are queasy. Wondering what we have found blocking the pipe? That is a poor dead lorikeet. :-(

What has happened is the vent cowl that sits on top of the pipe as it sticks through the roof and protects the pipe from animals going down it is missing. This poor lorikeet was obviously looking for a little hollow to nest in and instead has fallen down the pipe that is actually a stack in a unit block. It has not been able to get out so has come to a grim end.

The moral to this story is to make sure if your vent cowls come off or rust away, that they are replaced.

Why is my Hot Water Not as Hot in Winter?

Ever wondered why in the first cold snap of the season your hot water system seems to be delivering lower temperature hot water or it seems to run out faster than it did before?

In Sydney the first cold snap is here. In less than a week we have seen daily temperatures go from 27 degrees to a high of 16 degrees. As a result, we have had half a dozen calls complaining that the temperature of their usually hot,hot water is now tepid or running out quickly. But why is this so?

There are several reasons for this. As the weather becomes cooler our behaviour changes. We like hotter and longer showers. So even if you don't realise it, the amount of cold water you mix with the hot water decreases, therefore, the hot water has to do most of the heavy lifting. by providing the majority of the water in the showering process. This combined with the slightly longer showers means that in a storage tank, where there is a finite amount of water preheated for you to use, tends to run out faster.

In the case of some of the instantaneous hot water heaters, they work a bit differently and it has everything to do with the ambient water temperature. These heaters work by heating the cold water up a set amount of degrees,so it is completely reliant on the temperature of the water entering the hot water system. This can be explained simply in the following example. Say that the temperature of the cold water in summer is 25 degrees (due to the weather being warmer and the pipes possibly in the sun also heating the cold water) if the hot water systems job is to heat the water up 20 degrees, the hot water will be delivered at 45 degrees. Therefore, in the winter when the ambient cold water temperature is 15 degrees and the hot water system still does the same job and heats the water 20 degrees the new hot water temperature will be 35 degrees. So, what you are feeling is right! The water is colder just when you want it to be hotter. This is the simplified version, there are other factors that come into play and not all the heaters work exactly like that, but you get the drift.

This is all complicated by the fact that it is law in Australia to have tempering valves installed or pre-set heaters that only allow the hot water to be delivered at a maximum of 50 degrees to any showers. But that is for another day.

The reasons why your hot water is not as hot in winter as it is in summer in summary

1. The outdoor temperatures are cooler so you want to shower in hotter water.

2. The ambient cold water temperature drops so the cold water you require in the shower is less meaning the hot water becomes the majority source of water causing it to run out faster.

3. The cold water start temperature affects the end temperature in some of the simpler hot water heaters.

4. In a storage tank when you draw hot water off during a shower at the same time cold water enters the system to replace the water you use. Since this water is colder in cooler months when it mixes with the hot water left in the tank it also drops the temperature of the water in the tank meaning the water will run out more quickly.

So, what can you do if you want hotter showers or the hot water to last longer in the winter?

Some hot water systems have a summer and winter mode. If that is the case, this is the time to switch it over.Often gas storage heaters and some internal gas instantaneous heaters have a dial or slide switch that allows you to increase the temperature of the water (don’t forget to turn it down again in the summer). Other electric heaters may have a thermostat that can be increased, but this will be out of site and will require the help of a plumber or electrician.

After a customer this week rang to have her main isolating tap replaced, she was especially chuffed to hear that the replacement of the tap is actually a strata responsibility.

Having already done our ensuite we knew what we wanted to do and a bit of an idea on colours. But that didn’t stop us having to shop for weeks on end with a 9yr old in tow. Oh the joys!

As the bathroom was going to be a bigger job than previous we decided to splurge on having someone manage the reno for us. Let them organise all the trades to turn up on time and get the job done as quickly as possible.

So off to the tile shops we went. Well who knew there were so many tiles to choose from. Even eliminating the colours we didn’t want still left us with plenty to choose from.Eventually picked the ones we wanted. Ordered. Done. Or so we thought. A week later a phone call to say they had the one colour for the walls but the floor tiles were in different shades and they didn’t have enough. Now, after the ensuite we know all about the "Shade” issue. Under no circumstances leave yourself short and have to order extra tiles, they may be the same tile but the shades are never the same in the next batch.

Knowing another tile shop (the one we got our ensuite tiles from and should have just stuck with them) had the same tiles for the walls we went back and chose floor tiles. Ordered. In stock and delivered all within 2 weeks. Phew.

You are probably wondering who we chose to do the job. Well after 3 quotes we chose the person we were most comfortable with and who actually listened to what we wanted. Was efficient in answering any question we had and came back with a quote similar to another. One thing that is always a must " Check a trade licence ”. One of the quotes was very cheap and after wondering why we discovered they had no licence and had issues with fines from not having insurance on previous jobs. No wonder they were so cheap.

Next came the purchasing of the big ticket items. The vanity, bath, toilet, mirrored shaving cabinet. Then the smaller items, tapware, towel racks and loo roll holder. Thankfully the budget also allowed us a couple of luxury items, under floor heating, heated towel rack and an IXL (fan, light & heat light). No point spending all this money without also getting some nice power points and light switches. Let’s hope there is some budget left over for new towels!

Unless you have a decent size storage in your garage or elsewhere on your property it will be a bit trickier to tie in all the deliveries for when you need them, so keep in mind when ordering how long delivery times are and how long the supplier is willing to store the goods for you. Even though tiles are delivered on pallets flat, always store tiles standing up. If they are laying flat on the ground they have more chance of cracking with the pressure of stacking. Advice we got first time round and very grateful for.

Now the date is locked in to start and I’m off to clear out the old bathroom. Now where to store all those containers of shells from our holidays and the mountains of hair bands and scrunchies!? At least we have another bathroom to use – keep this in mind if you have only the one bathroom. Unless you are a camper you will need to hire a port-a-loo.

What happens next –

D Day – demolition – most people use a skip for this so think about location for skip for both ease of access to your property and whether close to neighbours property/access. Take photos before works commence, in particular the hallways near the work site and where trades will be moving through. As much as care is taken there are always knicks taken out of walls and if you only have small scrapes consider yourself one of the lucky ones.

a.Disconnect vanity and cistern.

b.Cap off water and waste in vanity, shower, bath.

c.Remove vanity.

d.Smash out pan.

e.Builder comes in removes tiles etc.

Plumbing/Electrical rough in / wall sheeting – Before walls are sheeted all plumbing and electrical placements are to be confirmed. Think about where and how high/low you want things located. It is also advisable to take photos before sheeting goes up so you know where pipes and electrical wires run. This is handy if you spring a leak in the future and a plumber needs to know which way pipes run (this happened in our ensuite less than 2yrs after completion) or if you are drilling into the walls/tiles after completion. If you are having a niche for the shower or bath they will also be built before sheeting goes up. If you have space to recess shower cabinet this can add space to the room. Have an electric toothbrush? Consider having a power point inside the shaving cabinet so you are always charged and ready to brush. This also frees up bench space.

Water proofing – in preparation for tiling. This can be rather strong smelling so if bathroom is near bedrooms you may want to keep doors closed and bathroom ventilated as much as possible. There will be two coats of water proofing with drying time overnight.

Screeding – tiler will do the screeding (mixture of sand and cement which builds the surface including the waste fall for the flooring). This needs to set before tiling.

Tiling begins – Make sure you confirm with tiler before beginning which way tiles will be running, especially if using rectangle tiles – do you want them vertical or horizontal. They will also ask you which grout colour you would like. Most have a pallet of colour for you to choose from.

Plumbing / electrical fit off – Make sure you are around for this day so you can have all items placed exactly where you want them. Think about who is using the bathroom and who needs to reach the towel rack or hook.

Shower screen installed . Top tip. If you have a sliding door going into the wall cavity behind shower make sure the door isn’t in the cavity where they will be drilling the holes for the shower screen clips. Otherwise, like us, you will have holes to fill in and repaint the door! The shower screen will generally be measured once tiles are in. Screens/panels can take up to 7 days to be made.

Bathroom Shopping Checklist

Tiles * 1 for floor / walls / feature wall or niche tile

Tapware * 2 – shower / bath / vanity – taps or mixers

Bath spout / shower rose & arm or shower rail

Bath / plug

Vanity – complete unit or separate basin & benchtop / plug

Shaving cabinet / mirror

Towel rails and toilet roll holder

Electrical fittings if you are supplying including any lighting / light switches /power points

Toilet suite – trap type / back to wall / in wall cistern / side or back inlet

Notes

* 1 Tiles – always make sure you have a box of tiles (floor and wall if using 2 types of tiles) leftover for any repairs in the future. Shades and textures change and whilst they may be similar they may need to replace a tile in an obvious position and will be noticeable if different shade.

* 2 Tapware comes in all different colours/shades. Be aware that not all fittings will be available depending on colour and supplier. If you require all fittings to be in matching colour research first to make sure you can acquire everything you need in the colour/shade you want. In particular, plug and waste are limited in colour range and toilets generally have chrome buttons. Like tiles, shades can also vary from store to store.

Note: Some trades may multi task which will cut down on how many people you need to organise.

Once bathroom completed check everything thoroughly. Don’t be afraid to ask questions and check on progress as the bathroom transforms. Better to catch an error before it is made or goes too far.

Now you can snap away and compare the before and after shots.

Oh and I got the new towels!

Is your gas cooktop working at its best? Have you got yellow or orange uneven flames or flames not coming out of all the holes or jets? This indicates that the air to gas ratio is off. You may be able to fix this yourself.

Here is one we did earlier this week that is now working perfectly. It was all a matter of a deep clean.

The best way to get all the parts clean is to fill the sink with some hot water, mix it with clothes washing powder (the stuff you would usually put in the washing machine - not liquid but powder) and soak the loose metal bits that pull off your stove (don't do the plastic handles like this or the writing will wash off)

Leave them soaking for a couple of hours and then rinse them off in another sink of plain water giving them a brush off then leaving them to dry before reassembling. You will see bits of black particles in the water and everything will come up shiny with minimal effort.

Put the stove back together and test it out. You will hopefully find your cooktop back to its former cooking glory. If not, we can help you out.

NOTE - This is also an awesome way to clean the wire racks in the oven with minimal fuss.

2019 Sydney Water Restrictions

Water restrictions are inevitable

A pay off to the beautiful weather we have been enjoying and the lack of rain is that our dam water level has been dropping significantly and quickly. Once it has reached 50% ( www.waternsw.com.au/supply/Greater-Sydney/greater-sydneys-dam-levels ) level 1 water restrictions will be implemented.

We have been through them before and we can do it again. It just takes a little bit of thoughtful use and everyone doing their bit.

Of course, there are the easy things you can implement straight away

Fix any leaking taps and toilets . Make sure you don't forget to check the outdoor loo or the one near the swimming pool that is rarely used. Check the outdoor hose taps too, even that one that is tucked behind the bushes that is hard to get to or the one attached to the watering system.

Check your water meter .If the water meter is turning and you have all your taps turned off, there must be a leak.

Install water saving restrictors in the shower rose and spouts . This could help you save over 10L of water per minute.

Reduce your showering times . Even with restrictors in the shower by changing from a 10 minute shower to a 4 minute one you will save over 54 Litres of water.

Turn off the tap while you are brushing your teeth and use a bucket to capture water while waiting for the shower to heat up . You can use this water in the garden, to flush the toilets, to soak the laundry or to water your indoor plants.

Reduce the amount of times you flush the toilet . This would save you 12L of water for an older toilet cistern and 6L with the newer ones.During the last water restrictions, we lived by the saying "If it’s brown flush it down, if it’s yellow let it mellow” �� If this is too much for you, maybe just not flushing the toilet overnight would help.

Cover your pool . By covering your Sydney unheated pool it reduces the amount of evaporation by between 115L – 191 L of water a day!!!

Use a trigger nozzle on your hose . This is both useful for when you are washing the car and also watering the garden.There is no wasted water moving the hose from one section of the garden to another and when you are actually between washing and rinsing the car.

If you are planning a trip to Japan, don't forget your Toilet Slippers!

In Japanese culture, there is a tendency to separate areas into clean and unclean, and the contact between these areas is minimized. For example, the inside of the house is considered a clean area, whereas the outside of the house is considered unclean. To keep the two areas separated, shoes are taken off before entering the house so that the unclean shoes do not touch the clean area inside of the house. Historically, toilets were located outside of the house, and shoes were worn for a trip to the toilet. Nowadays, the toilet is almost always inside the home and hygienic conditions have improved significantly, but the toilet is still considered an unclean area. To minimize contact between the unclean toilet floor and the clean floor in the rest of the house, many private homes and also some public toilets have toilet slippers in front of the toilet door that should be used when in the toilet and removed right after leaving the toilet. This also indicates if the toilet is in use. They can be as simple as a pair of rubber slippers, decorated slippers with prints of anime characters for small children, or even animal fur slippers for those with money to spend. A frequent faux pas of foreigners is to forget to take off the toilet slippers after a visit to the restroom, and then use these in the non-toilet areas, hence mixing the clean and unclean areas.

A serious gas accident means an accident:

- caused by the use of a gas appliance, gas installation to supply gas, or by work carried out on a gas appliance, gas installation, and

- in which a person dies or suffers permanent disability, is hospitalised or receives treatment from a health care professional or is unable to attend work for any period of time.
